i-Park @ Senai Airport City: factory rents, prices and what you actually get

The managed industrial park next to Senai International Airport, home to large detached factories and a long list of multinational tenants. Here is what space costs today and when it is worth the premium.

What i-Park @ Senai Airport City is

i-Park @ Senai Airport City is a gated industrial park built by AME Elite Consortium through Ipark Development Sdn Bhd. It sits inside Senai Airport City, in Flagship E of Iskandar Malaysia, right beside Senai International Airport. AME launched it in 2017 and built it out in three phases. AME marks Phase 3 as completed and sold out, so most space now changes hands as resale or lease.

The land is freehold industrial title. On size, AME itself has published 189, 191.4 and 195 acres in different materials, so call it about 190 acres and check the title of the lot you are looking at. AME puts the total investment in the park at RM1.369 billion.

What makes it different from the rows of terrace factories along the Senai and Kulai roads is the management. The park is guarded around the clock with CCTV and perimeter fencing, runs fibre broadband and natural gas to the lots, and comes with a clubhouse, a 50 metre saltwater pool, sports courts, jogging and cycling lanes and a lakeside park. In 2023 it won World Gold in the industrial category of the FIABCI World Prix d'Excellence Awards.

AME quotes gross floor areas from 30,000 sq ft up to 300,000 sq ft. In plain terms, this is not where you go for a 3,500 sq ft workshop. The smallest realistic option is a semi-D.

What it rents for

The clearest current benchmark is a detached factory in Senai Airport City we carry on this site, advertised on 15 July 2026. It sits on 213,073 sq ft of land with 127,136 sq ft of factory and 8,671 sq ft of office, eaves at 9 metres and 11 metres at the centre. The asking rent is RM380,259.60 a month, which is RM2.80 per sq ft of built-up. You can see it on the listing page.

So the i-Park premium on asking rent is roughly 12% over comparable detached factories nearby. Whether it is worth it depends on who you need to impress. If your customer audits sites, if you run a clean room, or if head office wants guarded premises and a dormitory on the doorstep, the premium is small next to fitting out somewhere rougher. For a straightforward warehouse, Seelong or Indahpura gives you the same expressway access for less.

What it sells for

On 1 October 2026 PropertyGuru carried two sale listings inside i-Park @ Senai Airport City, starting at RM18.8 million and asking between RM389 and RM603 per sq ft. For context, a new detached factory in Seelong on 2.88 acres is asking RM36.36 million, or RM450 psf on its 80,794 sq ft built-up. Supply in the park is thin, so expect owners to price off the brand and the tenant on the lease rather than off a neighbouring transaction.

Who is already there

AME reports that 64% of the companies in the park are international and 36% are local, with occupiers from the USA, China, Singapore, Australia, Japan, the UK, the Netherlands, France, Germany, Denmark, Switzerland and Taiwan. The mix leans to pharmaceuticals, medical devices, electronics manufacturing, warehousing, R&D and precision engineering, and AME says the park has created more than 6,000 jobs.

The i-Stay dormitory holds about 2,005 beds within walking distance of the factories, on covered walkways with biometric access. If you are bringing in foreign workers, that solves the housing compliance question before it becomes a problem.

Access

The park is reached from the North-South Expressway, the Skudai Highway and the Senai-Desaru Expressway, and sits next to Senai International Airport, which suits air-freight-heavy electronics and medical device work. Port of Tanjung Pelepas and Pasir Gudang are both reachable by expressway, as are the Second Link and the Causeway for Singapore runs. Ask me for a timed run from the exact lot if your logistics depend on it.

My take

i-Park is the top shelf of the Senai corridor. You pay about RM0.30 psf a month more than a good detached factory down the road, and in return you get a managed estate, a dormitory and neighbours that make your site visits easy. For a multinational setting up its first Johor plant, I would shortlist it first. For a local firm that needs volume space and power, I would look at Seelong and Indahpura before paying the premium. Either way, check the actual power supply on the lot, because the asking rent tells you nothing about how many amps are already in.
