I-Parc, Tanjung Pelepas, Gelang Patah — 3 Storey Semi-detached Factory for Sale
Asking sale price: RM1.75 million- 7,920 sqft
- 150 Amp
Taman Perindustrian Dato Yunus Sulaiman is an industrial estate at Lima Kedai, between Skudai and Gelang Patah. The two terrace units advertised there since August 2026 both ask RM4,000 a month for a 30 x 90 ft lot, about RM1.23 to RM1.48 per sq ft, and both are freehold. Comparable terraces in Skudai ask RM4,200 to RM7,500.

The estate sits off Jalan Dato Yunus at Lima Kedai, on the stretch between Skudai and Gelang Patah. DurianProperty's distance list puts Lima Kedai village 0.4 km away, Rini Homes 0.7 km, Taman Mutiara Utama 1.3 km and SMK Taman Skudai Bahru 3.0 km. In other words the workshops sit inside a residential belt, close to where many workers live.
That location is why the name is hard to search. One agent files it under Gelang Patah, another under Skudai, and the advert on this site gives a Johor Bahru address with the postcode 81120, while postcode directories list the estate under 81300. If you are hunting for space here, search all three area names, and check the postcode on the title rather than the advert. On this site the nearest area pages are Skudai and Pulai and Nusajaya, Gelang Patah and SILC.
Supply is thin. I found two terrace units with a published rent in October 2026, and they ask the same figure.
| Unit | Size | Power | Asking rent | Per sq ft |
|---|---|---|---|---|
| Terrace factory, Jalan Dato Yunus, freehold, light industrial, vacant (this site, advertised 1 Sep 2026) | 2,700 sq ft land, 30 x 90 ft | 60 amp | RM4,000 | RM1.48 on land |
| 1.5-storey intermediate terrace, freehold, 8 m ceiling (NextSix, listed 17 Aug 2026) | 3,255 sq ft built-up, 30 x 90 ft | Not stated | RM4,000 | RM1.23 on built-up |
The unit on this site comes with the previous tenant's machinery for furniture making. That is a gift if you make furniture and a cost if you do not. Before you agree a rent, get it in writing whether the equipment stays, who maintains it, and who pays to clear it out at the end of the lease.
The fair comparison is other small terraces a short drive away. These are the nearest adverts on this site with a rent and a size.
| Location | Type and size | Power | Asking rent | Per sq ft |
|---|---|---|---|---|
| Taman Universiti, Skudai | Terrace, about 4,300 sq ft built-up | 100 amp | RM4,200 nett | RM0.98 |
| Taman Industri Jaya, Skudai | Double-storey terrace, 2,711 sq ft | 100 amp, 3 phase | RM5,000 | RM1.84 |
| Industry Jaya, Skudai | Terrace, 3,312 sq ft | 60 amp | RM7,000 | RM2.11 |
| Taman Industri Jaya, Skudai | 1.5-storey terrace, 3,879 sq ft | Not stated | RM7,500 | RM1.93 |
| Tampoi | Terrace, ground floor only, 2,400 sq ft | Not stated | RM4,000 | RM1.67 |
| I-Parc, Gelang Patah | 3-storey semi-detached, 6,475 sq ft | 150 amp, 3 phase | RM7,000 | RM1.08 |
Dato Yunus Sulaiman sits at the low end. You pay roughly RM0.40 to RM0.80 per sq ft less than the Taman Industri Jaya units, which on a 3,000 sq ft unit is RM1,200 to RM2,400 a month. The catch is power. Taman Universiti gives you more space and 100 amp for only RM200 more a month, and the I-Parc semi-detached gives you 150 amp and twice the floor area for RM7,000. If your work runs on 60 amp, Dato Yunus Sulaiman is good value. If it does not, the cheaper rent can disappear into an upgrade.
For the wider picture, the rent price index on this site had Skudai at RM1.07 to RM3.20 per sq ft and Gelang Patah with SILC at RM0.97 to RM3.00 on 16 September 2026.
Power first. 60 amp is fine for woodwork, light assembly, printing and storage, and short for heavy compressors or several CNC machines running together. Fourteen of the 20 terrace adverts on this site that stated power on 6 October 2026 had 100 amp, so a 60 amp unit is below the usual spec. Ask the owner for the latest electricity bill, which shows the supply on record.
Then the neighbours. On 27 May 2024 a paint factory in the estate caught fire; Buletin TV3 reported that JBPM Johor took the call at 6.37pm and the smoke could be seen from 500 metres away. Terraces share walls, so walk the row, see what the units either side are making, and make sure your fire insurance covers damage that starts next door.
Last, the money. Johor factory landlords usually ask two to three months' rent as deposit plus one month for utilities, so a RM4,000 unit needs RM12,000 to RM16,000 before you move in, plus stamp duty on the agreement. The terrace factory guide walks through those terms.
A small manufacturer, workshop or store that needs about 3,000 sq ft, a budget near RM4,000 a month and a location on the Skudai side, close to the homes your workers live in. Furniture makers in particular should look at the unit with machinery. Anyone who needs a guardhouse, container access or more than 60 amp should compare Taman Universiti and I-Parc first.
It sits at Lima Kedai, about 0.4 km from Lima Kedai village and 0.7 km from Rini Homes on DurianProperty's count, between Skudai and Gelang Patah on the western side of Johor Bahru. Agents list it under Skudai, Gelang Patah or Johor Bahru, so search all three names when you look for units.
RM4,000 a month is the asking rent on both terrace units advertised there since August 2026. One is a 30 x 90 ft lot with 60 amp on this site, the other a 1.5-storey unit of 3,255 sq ft on NextSix. That is about RM1.23 to RM1.48 per sq ft.
The 2 terrace adverts found there in October 2026 both say freehold. Tenure is a fact about one title, not a whole estate. Ask for a copy of the title or a land search for the exact lot before you pay a booking fee.
The one unit on this site that states its supply has 60 amp. That is below the 100 amp carried by 14 of the 20 terrace adverts on this site that gave a figure on 6 October 2026. If your machines need more, price the upgrade with an electrician before you sign.
Yes, by about RM0.40 to RM0.80 per sq ft at today's asks. Three Taman Industri Jaya terraces ask RM5,000 to RM7,500 a month, or RM1.84 to RM2.11 per sq ft of built-up. Dato Yunus Sulaiman units ask RM4,000, about RM1.23 to RM1.48.
Two to three months' rent plus one month for utilities is the usual ask for Johor factory tenancies, according to the industrial agency FAQ quoted on our terrace factory guide. On a RM4,000 unit that means RM12,000 to RM16,000 before you move in, plus stamp duty on the tenancy agreement.
Tell me the size, power and move-in date you need. I will check which Dato Yunus Sulaiman units are still free, what the owners will accept, and two Skudai alternatives with more power for comparison.

They change as units are let and are not valuations. Distances are from DurianProperty's area page, the fire report from Buletin TV3 of 28 May 2024, area ranges from this site's rent index as at 16 September 2026 and the power count from the terrace factory guide of 6 October 2026, all read on 14 October 2026.
