On this site in October 2026, an intermediate cluster factory asks RM9,300 a month to rent and RM2.78 million to buy, and a 7,982 sq ft semi-D asks RM4.95 million with a tenant paying RM18,000 a month.

Eco Business Park 2, also written Eco Business Park II or EBP II, is EcoWorld's managed industrial park at Taman Ekoperniagaan 2, Senai Airport City, 81400 Senai. The Edge gave its size as 383 acres in December 2016, the second of four EcoWorld parks in Johor after the 612-acre Eco Business Park 1 in Tebrau. The selling companies are Eco Business Park 2 Development Sdn Bhd and Eco Business Park 2 Sdn Bhd, and the sales gallery is at No. 36, Jalan Ekoperniagaan 2.
EcoWorld's own project page lists service factories on 30 by 100 ft lots, cluster factories on 60 by 120, 60 by 130 and 70 by 150 ft lots, and semi-detached factories on 80 by 150 to 80 by 200 ft lots. All three are marked sold out. What the developer still sells is detached factory land of 1.24 and 1.81 acres, from a release of 1 to 5 acre freehold lots, plus the Eco Walk 2 two-storey shop offices. So a cluster or semi-D here today is an owner's resale or tenancy.
The park also sells land to big manufacturers. On 4 March 2025 EcoWorld signed a deal to sell 32.9 acres in EBP II to Deye New Energy Technology, the Malaysian arm of a Chinese solar inverter maker, for RM119 million. That works out to about RM3.6 million an acre, or RM83 per sq ft of land, and it tells you what raw industrial land in this park was worth to a large buyer last year.
Eco Business Park 2 is 7 km from Senai International Airport, and EcoWorld lists the road distances below. EcoWorld places the park inside Flagship E of the Johor-Singapore Special Economic Zone.
| Destination | Distance from EBP II |
|---|---|
| North-South Expressway | 3 km |
| Senai-Desaru Expressway | 4 km |
| Impian Emas | 5 km |
| Senai International Airport | 7 km |
| Skudai Highway | 7 km |
| Skudai | 8 km |
| Kulai | 10 km |
| Second Link Expressway | 12 km |
| Singapore Changi Airport | 55 km |
For a manufacturer that trucks to Johor Port, Tanjung Pelepas and Tanjung Langsat, the 4 km to the Senai-Desaru Expressway matters more than the airport. It takes lorries east to Pasir Gudang without crossing Johor Bahru city traffic.
An intermediate cluster factory in Eco Business Park 2 asks RM9,300 a month, about RM2.17 per sq ft of built-up. That is the cheapest of three rental adverts for the park on this site; the corner units ask much more because of the land that comes with them.
| Unit | Land | Built-up | Power | Asking rent a month | Per sq ft built-up |
|---|---|---|---|---|---|
| Phase 1 cluster, 1.5-storey | 7,800 sq ft (60 x 130 ft) | 4,283 sq ft | 150 amp, 3-phase | RM9,300 | RM2.17 |
| Corner cluster | 15,126 sq ft | 4,105 sq ft | 150 amp | RM15,000 | RM3.65 |
| Corner semi-D, 1.5-storey | 32,000 sq ft | 9,090 sq ft | 200 amp | RM39,000 a unit | RM4.29 |
The corner cluster shows the land premium clearly. It has a slightly smaller building than the Phase 1 unit but almost twice the land, and it asks RM5,700 a month more. The semi-D advert offers two units, front and back, that can be joined, so ask whether RM39,000 is the rent for one unit or both before you compare it with anything. On the Senai and Kulai rent index on this site, which runs RM1.20 to RM2.99 per sq ft, only the Phase 1 cluster sits inside the band.
A 1.5-storey intermediate cluster in Eco Business Park 2 is priced at RM2.78 million, negotiable, and a 1.5-storey semi-D at RM4.95 million to RM5 million. Per sq ft of land the two come out close: about RM386 for the cluster and RM345 for the semi-D.
| Unit | Land | Built-up | Asking price | Per sq ft of land |
|---|---|---|---|---|
| Intermediate cluster, 1.5-storey | 7,200 sq ft (60 x 120 ft) | 4,245 sq ft | RM2.78 million | RM386 |
| Phase 3 semi-D, 1.5-storey, tenanted | 14,400 sq ft (80 x 180 ft) | 7,982 sq ft | RM4.95 million | RM344 |
| Semi-D, 1.5-storey, tenanted | 14,400 sq ft (80 x 180 ft) | 7,982 sq ft | RM5 million | RM347 |
The two semi-D adverts describe the same size of unit, 7,982 sq ft on an 80 by 180 ft lot with 200 amp and an 8 metre ceiling, and both say tenanted. They may be the same factory listed twice at slightly different prices, so ask for the lot number on each. Both sale adverts that state it say non-Bumi, which keeps the resale market open to every buyer.
The tenanted Phase 3 semi-D gives a gross yield of about 4.4% at its asking price. It is let at RM18,000 a month until December 2027, which is RM216,000 a year against RM4.95 million. That is within the 3.7% to 4.6% I worked out from the Eco Business Park 1 adverts, so the two parks price income about the same way.
The rent on that tenancy, RM18,000 for 7,982 sq ft, is about RM2.26 per sq ft. It sits close to the RM2.17 asked for the Phase 1 cluster, which suggests the RM39,000 semi-D advert above is the outlier, not the market.
Cluster factories in Eco Business Park 2 come with 150 amp three-phase supply and semi-detached units with 200 amp, on every advert on this site that states it.
EcoWorld's site progress note, dated 1 October 2026, shows the newest detached factory and Eco Walk 2 releases still under construction, so expect builders' traffic on the newer roads for a while yet.
Eco Business Park 2 rents and sells for about the same as Eco Business Park 1, and for more than Eco Business Park 3. The difference between them is location, not the buildings, which all follow the same EcoWorld cluster and semi-D formats.
| Park | Intermediate cluster rent | Intermediate cluster price | Semi-D price |
|---|---|---|---|
| Eco Business Park 2, Senai | RM9,300 | RM2.78 million | RM4.95 million to RM5 million |
| Eco Business Park 1, Tebrau | RM8,500 to RM11,000 | RM2.68 million to RM3.2 million | RM4.38 million to RM4.9 million |
| Eco Business Park 3, Kota Masai | RM6,000 and RM6,300 | see guide | see guide |
If your staff live in Johor Bahru, EBP1 keeps their commute short. If your goods move by air or up the North-South Expressway, EBP II saves time on every trip. For bigger floor plates in the same corridor, i-Park @ Senai Airport City next door has the large detached factories.
Four checks decide whether an Eco Business Park 2 unit is a fair deal: what the rent covers, the power on the bill, the tenancy you inherit and the title.
The terrace factory guide covers deposits and lease terms, and the Senai and Kulai listings show everything else for rent nearby.
For a light manufacturer or distributor that needs 4,000 to 8,000 sq ft with fast access to the airport and the North-South Expressway, Eco Business Park 2 is the park I would view first in Senai. Stock is thinner than in EBP1, so when a cluster comes up near RM9,300 a month, move quickly. If you are buying to let, the tenanted semi-D at 4.4% gross has the cleanest numbers on the list.
Eco Business Park 2 is in Taman Ekoperniagaan 2, Senai Airport City, 81400 Senai, about 7 km from Senai International Airport. EcoWorld puts it 3 km from the North-South Expressway, 4 km from the Senai-Desaru Expressway, 5 km from Impian Emas, 8 km from Skudai and 10 km from Kulai. Its sales gallery sits at No. 36, Jalan Ekoperniagaan 2.
RM9,300 a month is the lowest asking rent among the EBP II adverts on this site, for a 4,283 sq ft intermediate cluster in Phase 1 with 150 amp. A corner cluster of 4,105 sq ft on a 15,126 sq ft lot asks RM15,000. A corner 1.5-storey semi-D of 9,090 sq ft asks RM39,000 a unit, so confirm what that figure covers.
RM2.78 million, negotiable, is the asking price for a 1.5-storey intermediate cluster of 4,245 sq ft on a 60 by 120 ft lot, about RM386 per sq ft of land. A 1.5-storey semi-D of 7,982 sq ft on 14,400 sq ft of land is advertised at RM4.95 million and RM5 million, about RM345 per sq ft of land.
Yes, all six EBP II adverts on this site say freehold, and EcoWorld sells its remaining detached lots of 1 to 5 acres as freehold industrial land. Two of the sale adverts also say non-Bumi. Tenure still belongs to one title, so ask for a land search on the exact lot before you pay a booking fee.
About 4.4% gross, on the one unit here that shows both a price and a rent. The 7,982 sq ft Phase 3 semi-D asking RM4.95 million is let at RM18,000 a month until December 2027, which is RM216,000 a year. That sits close to the 3.7% to 4.6% worked out for Eco Business Park 1.
150 amp three-phase is the supply on the cluster factories here and 200 amp on the semi-detached units, going by the adverts on this site. Ceilings are 8 to 9 metres and the stated floor loading is 10 kN per sq m. If you need 800 amp or more, look at a detached lot instead of a cluster or semi-D.
Not by much. The EBP II intermediate cluster at RM9,300 a month sits inside the RM8,500 to RM11,000 band for intermediate clusters in Eco Business Park 1, and the RM2.78 million asking price sits inside EBP1's RM2.68 million to RM3.2 million. You trade a Johor Bahru address for the airport and the expressways.
Tell me the built-up, power and move-in date you need. I will send you the units free in the park that fit, and one or two options in i-Park or Eco Business Park 1 for comparison.
