Eco Business Park 1, also written Eco Business Park I or EBP1, is EcoWorld's 612-acre business park at Taman Ekoperniagaan, 81100 Johor Bahru, on the Tebrau side of the city. It is the biggest of the four EcoWorld parks in Johor: The Edge gave the sizes in December 2016 as 612 acres here, 383 acres for Eco Business Park II in Senai, 248 acres for Eco Business Park 3 at Kota Masai and 518 acres for Eco Business Park V. The Johor industrial parks comparison sets it against eight other Johor parks by size, tenure and rent.
The selling company is Eco Business Park 1 Sdn Bhd. By the time The Edge visited in late 2016, every factory in the first release had been sold, at about RM420 per sq ft for cluster factories and RM350 per sq ft for semi-detached units, with a maintenance fee of 3 sen per sq ft, or RM200 to RM300 a month on a semi-D. So nearly everything on offer now is an owner's resale or tenancy.
The park is built in phases. Phase 1 sits along Jalan Ekoperniagaan 1, Phase 2 includes the Eco Hub and Eco Biz Hub cluster rows, and Phase 3 (split into 3.1 and 3.2) is the newest, with some units still advertised as brand new. Adverts describe it as gated and guarded, beside Bandar Dato' Onn and Setia Indah, with Kempas and Jalan Seelong a short drive away.
Intermediate cluster factories in Eco Business Park 1 ask RM8,500 to RM11,000 a month, and semi-detached units mostly ask RM16,000 to RM18,000. Those figures come from 42 adverts for the park on this site, 31 of them offered for rent.
| Unit type | Adverts for rent | Built-up | Asking rent a month | Per sq ft of built-up |
|---|---|---|---|---|
| Cluster, intermediate | 7 | 4,172 to 5,295 sq ft (one at 8,923) | RM8,500 to RM11,000 | RM1.79 to RM2.52 (RM1.12 on the 8,923 sq ft unit) |
| Cluster, corner | 6 | 4,172 to 13,352 sq ft | RM14,000 to RM19,000 | RM1.42 to RM3.60 |
| Semi-detached | 18 | 6,520 to 13,400 sq ft | RM13,800 to RM30,000, median RM18,000 | RM1.82 to RM2.82 |
The corner premium is the number to notice. A single-storey corner cluster with the same 4,172 sq ft building as the intermediate unit asks RM14,000 to RM15,000 instead of RM10,500, because it sits on 13,000 to 14,238 sq ft of land against 9,000. You are paying about RM4,000 a month for yard space. If you load containers or park lorries, that yard is worth it. If you only need the building, take the intermediate unit.
A few examples from the current list: a Phase 3 single-storey cluster of 4,172 sq ft with 150 amp at RM10,500 a month, a Phase 1 cluster of 4,878 sq ft on a 70 by 120 ft lot at RM11,000, and a Phase 3 semi-D of 8,237 sq ft with 200 amp at RM16,000. One Phase 1 semi-D of 8,771 sq ft asks RM17,000 with the maintenance fee included, which is worth asking for on any unit.
Intermediate cluster factories in Eco Business Park 1 are priced at RM2.68 million to RM3.2 million, which works out to about RM330 to RM380 per sq ft of land. That is the clearest price band in the park, with 10 adverts on 7,200 to 9,000 sq ft lots.
| Unit type | Adverts for sale | Land | Asking price |
|---|---|---|---|
| Cluster, intermediate | 10 | 7,200 to 9,000 sq ft | RM2.68 million to RM3.2 million |
| Cluster, corner | 3 | 14,819 to 18,000 sq ft | RM4.2 million to RM5.2 million |
| Semi-detached | 4 | 14,400 to 23,988 sq ft | RM4.38 million to RM4.9 million, one extended unit at RM8 million |
Two of the cluster units are fully extended, so the building covers the whole 8,400 sq ft lot. One is a two-storey unit of 12,000 sq ft priced at RM3.15 million and let at RM12,000 a month until July 2027. If you are buying for your own use, ask in writing whether the tenant will leave early, and check that the extension has an approved plan from MBJB, the city council. One seller says a plan exists; the other does not say.
An Eco Business Park 1 factory bought at today's asking price earns a gross yield of about 3.7% to 4.6%. I worked that out from the 8 units on this site that show both a price and a rent or a sitting tenancy; five of them are below.
| Unit | Asking price | Rent a month | Gross yield |
|---|---|---|---|
| Phase 1 extended cluster, 12,000 sq ft, tenanted to July 2027 | RM3.15 million | RM12,000 | 4.6% |
| 1.5-storey cluster, 4,800 sq ft | RM3 million | RM10,000 | 4.0% |
| Phase 2 cluster, 5,295 sq ft | RM2.95 million | RM9,500 | 3.9% |
| Phase 3 semi-D, 6,647 sq ft | RM4.38 million | RM13,800 | 3.8% |
| Eco Biz Hub corner cluster, 6,820 sq ft, tenanted to March 2028 | RM5.2 million | RM16,000 | 3.7% |
Clusters return 3.8% to 4.6% on these figures and semi-Ds 3.7% to 4.5%, so the price you negotiate matters more than the unit type. Against the RM420 per sq ft that The Edge reported at launch, an intermediate cluster of 4,172 sq ft now asks RM3.2 million, about RM767 per sq ft of built-up. Both figures are asking prices, not transactions, so ask for recent sale prices in the same row before you offer.
Cluster factories in Eco Business Park 1 come with 150 amp, and semi-detached units with 200 amp, on almost every advert on this site. The other figures are steady across the park.
The Edge described the EcoWorld parks as gated, with internal roads 80 to 100 ft wide and about 12% of the land kept as green space.
Eco Business Park 1 is the dearest of the EcoWorld parks to rent and sits in the middle of the Tebrau belt on price per foot. The rent index on this site had Johor Bahru and Tebrau at RM1.76 to RM2.82 per sq ft on 16 September 2026, and EBP1 semi-Ds fall inside that band. Further out in Ulu Tiram, gated semi-Ds in Frontier Industrial Park ask RM12,800 a month for 6,349 sq ft, about RM2.02 per sq ft.
| Estate | Unit | Asking rent a month | Per sq ft |
|---|---|---|---|
| Eco Business Park 1, Tebrau | Intermediate cluster, about 4,800 sq ft | RM8,500 to RM11,000 | RM1.79 to RM2.52 |
| Eco Business Park 3, Kota Masai | Cluster on a 60 by 130 ft lot | RM6,000 and RM6,300 | RM1.32 to RM1.86 |
| Eco Business Park II, Senai | Cluster on a 60 by 130 ft lot | RM9,300 | not stated |
| Tebrau 1 | Detached, about 13,000 sq ft, 800 amp | RM24,000 | RM1.85 |
| Taman Perindustrian Maju Jaya | Detached, 21,486 to 26,822 sq ft | RM53,714 to RM67,055 | RM2.50 |
The gap with Kota Masai is about RM2,500 to RM4,000 a month on a standard cluster. What you buy with it is location: EBP1 sits beside Bandar Dato' Onn and Setia Indah, inside Johor Bahru and close to the housing estates where many staff live. If you need 800 amp or more, EBP1 is the wrong park; the detached Tebrau 1 unit gives you that supply at a lower rent per foot.
Five checks decide whether an Eco Business Park 1 unit is a fair deal: the maintenance fee, the power on the bill, the extension approval, the tenure and the deposit, which runs to RM30,000 to RM40,000 on a RM10,000 cluster.
The terrace factory guide explains those lease terms in more detail, and the Johor Bahru and Tebrau listings show everything else for rent nearby.
For a distributor or light manufacturer that needs 4,000 to 9,000 sq ft inside Johor Bahru, Eco Business Park 1 is the first park I would view. The stock is deep, so you can compare five or six units in one afternoon and use the spread to negotiate. Start with the intermediate clusters at RM8,500 to RM11,000, and only pay the corner premium if you need the yard.
Eco Business Park 1 is in Taman Ekoperniagaan, 81100 Johor Bahru, on the Tebrau side of the city. Adverts place it next to Bandar Dato' Onn and Setia Indah, with Kempas and Jalan Seelong close by. The developer is Eco Business Park 1 Sdn Bhd, part of EcoWorld, and The Edge put the park at 612 acres in 2016.
RM8,500 to RM11,000 a month is the asking rent on the 7 intermediate cluster factories advertised on this site, mostly 4,172 to 5,295 sq ft built-up. Corner clusters ask RM14,000 to RM19,000. The 18 semi-detached adverts run from RM13,800 to RM30,000, with a median of RM18,000 for about 8,000 to 9,000 sq ft.
RM2.68 million to RM3.2 million is the asking range for the 10 intermediate cluster factories for sale on this site, on 7,200 to 9,000 sq ft of land. Corner clusters ask RM4.2 million to RM5.2 million. Standard semi-detached units ask RM4.38 million to RM4.9 million, and one extended unit on 23,988 sq ft asks RM8 million.
Most of the 42 adverts on this site say freehold. Two cluster adverts, one in Phase 3 and one in the Phase 2 Eco Hub, say strata instead. Tenure belongs to one title, not to the whole park, so ask for a land search on the exact lot before you pay a booking fee.
150 amp is the usual supply on the cluster factories and 200 amp on the semi-detached units, going by the adverts on this site. Ceilings are 7.5 to 9 metres and the stated floor loading is 10 kN per sq m. One semi-detached unit on Jalan Ekoperniagaan 1 carries only 150 amp, so check the bill on the unit you like.
About 3.7% to 4.6% gross, worked from units on this site that show both a sale price and a rent. A Phase 1 cluster tenanted at RM12,000 a month and priced at RM3.15 million gives 4.6%. A corner cluster tenanted at RM16,000 and priced at RM5.2 million gives 3.7%.
Yes, by roughly RM2,500 to RM4,000 a month on a standard cluster. Intermediate clusters in Eco Business Park 1 ask RM8,500 to RM11,000, while two in Eco Business Park 3 at Kota Masai asked RM6,000 and RM6,300 in September 2026. The Tebrau park sits closer to the city and its workforce.
Tell me the built-up, power and move-in date you need. I will send you the units free in the park that fit, what the owners have accepted recently, and one or two cheaper options nearby for comparison.
