FAQ
Current listings range from about RM8,000 to RM31.15 million in total, and pricing is usually compared per square foot of land. Serviced freehold plots in established parks near Senai and Kulai command the highest rates, while larger sites in Ayer Hitam, Pagoh or outer Pontian are cheaper per square foot but need more infrastructure.
Light industry covers assembly, packaging and low-impact manufacturing; medium industry allows heavier engineering, fabrication and processing with more emissions control; heavy industry, found mainly in Pasir Gudang and Tanjung Langsat, covers chemical, steel and bulk processes. The zoning on the land and the local plan determine which operations are permitted.
Allow roughly six to twelve months for design, development order and building plan approvals, then twelve to eighteen months of construction for a typical detached factory, depending on the local authority, site conditions and utility connection. Land that already has a development order or approved plans saves time.
Only after the land category has been formally converted to industrial use and the zoning and development order allow it. Some listings describe converted or partially approved land, so confirm the conversion status and conditions on the title before paying a deposit.
